Where do I begin. The service that Tahoe City Termite performed on my house was the absolute worst in a variety of ways. They missed a major portion of dryrot on the inspection of my house when I bought it in 2012. They missed the same area of dryrot on their initial inspection again in 2015. When they came out to do the termite repairs in 2015 they finally discovered the area of dry rot.resulting in a much larger repair estimate.
They claimed it was initially missed because the damage was hidden or inaccessible. Yet the damage was within about 12 inches of where they posted their inspection tag and the area was visible to the naked eye with the use of a flashlight. I also want to point out that the quality of their "repairs" is absolutely terrible. They cut the house skirting where it made ground contact and applied a strip of sheet metal with screws. First, it looks absolutely terrible. It's puckered in so many areas and large gaps exist now where rodents could enter. Also, the repair makes the skirting more likely to dry rot as it traps moister between the metal and skirting.
I contacted the company about my concerns and was told by the owner, Scott, that they followed industry standard. That the area of dryrot they missed was due to the fact that the inspector would have had to probe the area with a bare hand and that it would have been dangerous. They also claimed that they discovered the damage later when they were removing damaged siding.
This claim is absolutely false, as the area of observable damage is totally accessible and visible without the removal of any siding or insulation. The damage could be easily seen with the naked eye and a flashlight. The damaged area was where the deck ledger abuts the house. The area was above a door opening that is completely accessible via a walkway.no crawling or difficult access required. Furthermore, if any probing were required, it could have been done with a normal screwdriver without putting the inspector's hand in danger. Scott claims that they "only inspect for conditions that are readily visible and physically accessible in a safe manner." I question what is unsafe about visually observing and doing some minor probing?
His responses were a cop out and a refusal to take responsibility. Tahoe City Termite was unwilling to make any concessions for me on the oversight in their inspection. Had they properly inspected my home in 2012, I would have saved $3000 in repair credits I had to offer the buyers in 2015. He wouldn't even refund a portion of his inspection fee!
He chose to hide behind some bogus industry standard rather than take responsibility for his professional oversight. I fully realize that everyone makes mistakes, but I expect a professional service such as Tahoe City Termite to stand behind their work. Believe me, THEY DID NOT STAND BEHIND THEIR WORK IN MY CASE! My recommendation to Tahoe City Termite is that they buy a flashlight and a screwdriver and that they inspect areas that can typically exhibit dryrot such as deck ledgers.
