My fiance and I are in the process of purchasing a home. We had a short due diligence period and we were able to get an inspector out quickly. Ivan was very professional and knowledgeable. He was on time and spent a good amount of time going through every little detail in the report. He also went to show us some of these items in person and explained his findings in great detail. He gave the home a very detailed inspection and provided us a very detailed report. Thank you Trademark, and especially thank you Ivan!

I do not recommend this company at all. I had my home "inspected" by them in June of last year. The inspector put that we had soffit vents in the report, which is great for house ventilation. Moved in, and the place seemed stuffy, came to find out there were no soffit vents at all. I called and asked why it was in the report and got the response of "oh I must have just put it in there on accident". Well, that accident cost me thousands in roof improvements to get air to flow.

A month or so later, our AC seems to be struggling and running constantly. I call an HVAC repair company who comes out, takes one look in my crawlspace, and writes a laundry list of issues. HVAC unit installed upside down, ductwork and insulation deteriorating, multiple gaps/holes/unsealed areas in ducts. Another few thousand dollars down the drain.

I reached out to Trademark with all of this, trying to get them to help offset some of the cost and they only refunded the cost of the inspection and then referred me to their insurance company who proceeded to deny my claim because in the report the inspector wrote "should consult XX technician for inspection". Well, is that not what I hired them for?

I understand small things may be missed by a home inspector who has to cover an entire home. But these were two huge misses that cost me a lot of money. Do yourself a huge favor and research a reputable home inspection company to do the work for you, and be there the day of the inspection if you can. It may cost you a bit more up front, but could save you THOUSANDS in the long run.

Was pushed into using this company by my realtor 3 years ago. Waste of money and time. If we weren't stressed and running out of time during due diligence, we should have hired a second company, but sadly didn't. I had to point out issues that I saw, that this "experienced" inspector never saw. He was rude, condescending and lazy. The topper, the first day we moved in, running the shower in the master and the water wasn't getting hot.

Go in the basement, hot water tank pilot is out and there's a literal flood because the shower pan of the master shower was completely busted and had been for years! This inspector never ran a flood test on the bathrooms. The shower was completely unusable! The fireplace flue we found out later is cracked and there was a fire at some point. Had he looked at the box, would have seen the cracks in the box which would have lead him to actually look at it.

So many more issues to list, but I'd be here forever trying to list them all. Do yourself a favor, don't use this company. Even if you have to beg for a due diligence extension to get a second company to inspect after this company, do not settle for anything this inept company tells you because they know they can legally do whatever they want because there is no liability for their awful, inept "inspection". It's a money grab.

We hired this company at the recommendation of our Realtor. We were under the impressio that all was good when we went to closing. Howevever, shortly after moving in(November 30, 2021) we found that the lovely icemaker and winecooler that was part of the finished basement had no plumbing connected to it. My husband and I have had a few home inspections done during our 33 years of marriage and missing plumbing would never have happened.

We also had to have 7-8 wasp nests removed from our home. A reputable inspector would have picked up on these things. Due to this mistake, we are finding ourselves considering hiring an attorney to inquire sue the inspector or sue the builder for the cost to repair the plumbing. Was this not disclosed by the builder(Venture)? Should it have been picked up by the inspector(Trademark)? Love my home but should not have to pay for plumbing on a 3 year old model home! Why hire an inspector! Very disappointed!
